Guildhall is delighted to be supporting our client, a leading UAE-based organisation delivering large-scale landscaping, environmental, and infrastructure projects across the region. One of their specialist divisions focuses on advanced horticulture, plant supply, nursery development, and large-scale landscape infrastructure, supporting major developments throughout the UAE.

As part of their continued growth, they are seeking an experienced Commercial Manager to oversee the commercial and contractual management of projects within this specialist division.


Job Summary
The Commercial Manager will be responsible for the comprehensive commercial management of plant supply and horticultural infrastructure projects, including contract growing programmes, nursery development and operations, and early procurement initiatives.

The role will oversee commercial and contractual matters from tender stage through to project close-out. This includes reviewing tender submissions, negotiating contract terms, managing variations and claims, controlling project costs, and ensuring projects are delivered within agreed budgets and timelines. The position requires close coordination with internal project teams, consultants, contractors, and clients to support effective planning, milestone delivery, and successful commercial outcomes.


Key Duties & Responsibilities
  • Tender & Pre-Contract Management
  • Review and analyse tender documentation, contract terms, and commercial conditions.
  • Coordinate with estimation teams on quantity take-offs from drawings and Bills of Quantities (BOQs).
  • Engage with subcontractors and suppliers to obtain quotations and commercial proposals.
  • Support the preparation of BOQs where not provided within tender documentation.
  • Assist with post-tender cost estimation for variation items alongside the Quantity Surveying team.
  • Contract Management
  • Review and approve contract documentation in line with tender submissions and negotiated clarifications.
  • Provide commercial guidance and support to Project Managers throughout project delivery.
  • Support procurement functions across projects and ensure sound contract administration principles are applied.
  • Participate in project meetings and collaborate closely with Construction, Engineering, Procurement, and Finance teams.
  • Claims & Extensions of Time (EOT)
  • Assess entitlement relating to claims for additional cost or time extensions.
  • Analyse baseline schedules against project execution timelines to evaluate delay impacts.
  • Identify contractual remedies for recovery of cost and time where applicable.
  • Ensure all claim-related correspondence is managed in accordance with contractual obligations.
  • Project Cost Control & Financial Management
  • Implement and manage project control programmes across assigned projects.
  • Monitor project budgets, forecasts, margins, and financial performance.

Skills, Experience & Qualifications
  • Bachelor’s degree in Quantity Surveying, Civil Engineering, or a related discipline.
  • Minimum 15 years of relevant commercial management experience within construction, landscaping, or infrastructure projects.
  • Strong knowledge of FIDIC contracts and international contract conditions.
  • Proven experience managing claims, variations, and extensions of time.
  • Strong commercial awareness across cost control, procurement, and financial reporting.
  • Experience working with complex construction or landscape infrastructure projects.
  • Strong analytical and problem-solving abilities with the capacity to interpret project financial data.
  • Excellent negotiation, communication, and stakeholder management skills.
  • Ability to manage multiple projects simultaneously in a fast-paced environment.
  • Professional memberships such as RICS, ICE, NICMAR, or Institute of Commercial Management are advantageous.
