Guildhall is seeking an experienced Project Director to lead the full lifecycle delivery of a landmark luxury mixed-use waterfront development in Limassol, Cyprus. The successful candidate will provide strategic leadership across technical, construction, commercial, and stakeholder functions to ensure successful project execution aligned with quality, budget, and timeline objectives.

- Provide overall leadership and direction for the project from pre-construction through to handover
- Oversee project planning, execution strategy, and delivery milestones
- Ensure project is delivered on time, within budget, and to luxury quality standards
- Act as the primary point of contact for client, consultants, contractors, and authorities
- Manage relationships with investors, senior stakeholders, and project partners
- Oversee budgets, cost controls, procurement strategy, and commercial performance
- Identify and mitigate project risks across technical, commercial, and operational areas
- Ensure design intent is maintained through delivery
- Oversee technical and construction teams including Technical Director, Construction Director, and Project Controls
- Lead multidisciplinary project teams
- Drive performance, accountability, and collaboration across all workstreams
- Ensure compliance with local regulations, HSE standards, and company governance
- Maintain reporting structures to senior leadership and investors
Key Requirements
- Bachelor’s Degree in Civil Engineering, Construction Management, or related field
- 18–25+ years of experience in construction or real estate development
- Proven experience leading large-scale mixed-use or luxury residential developments (AED / EUR 300M+ preferred)
- Strong experience delivering high-rise residential towers and complex mixed-use developments
- International project experience preferred (Europe or Middle East advantageous)
- Strong commercial and contractual knowledge
- Experience managing large multidisciplinary teams
